Why Coastal Homes Need Extra Attention
Properties near the Cascais and Estoril coastline experience higher ambient humidity year-round. This accelerates the degradation of poor waterproofing and makes mould growth more likely. We have inspected many bathrooms in Cascais where previous renovations failed within three to five years due to inadequate membrane systems.
The Right Waterproofing System
For shower enclosures and wet rooms, we use liquid-applied tanking membranes that bond directly to the substrate and tile adhesive. Cement board backing rather than standard plasterboard is essential wherever tiles meet water. All joints — floor-to-wall, wall-to-wall — require flexible sealing, never rigid grout.
Floor drainage falls must be a minimum of 1:80 gradient to prevent standing water. We pre-test every shower tray with a water flood test before tiling.
Ventilation Requirements
Portuguese building regulations require mechanical ventilation in windowless bathrooms, but even windowed bathrooms benefit from an extractor fan rated at 15 air changes per hour. In coastal properties, specify humidity-sensing fans that activate automatically and run until moisture drops below threshold.
Tile and Grout Selection
In high-moisture environments, porcelain tiles rated R10 or above for slip resistance are recommended. Epoxy grout, while more expensive to apply, is non-porous and resists mould growth far better than cementitious alternatives.
